Floor leveling and concrete surface preparation by Butterfly Floorings in Toronto GTA

What Is Floor Leveling?

Uneven Floors Fixed
Across Toronto GTA

Uneven concrete floors cause trip hazards, damage flooring installations, and affect the performance of any coating system applied on top. Floor leveling uses self-leveling compounds, grinding, or precision screeding to create a perfectly flat substrate. Butterfly Floorings provides floor leveling services across Toronto, Mississauga, Brampton, Oakville, and the entire GTA.

We assess the cause of floor unevenness — whether settlement, slab curl, construction tolerances, or damage — and apply the correct leveling method for your specific situation. Correct diagnosis is critical; the wrong product on the wrong problem wastes time and money.

Leveling Methods We Use

Floor Leveling
Solutions

Self-Leveling Compound (SLC)
A pourable cementitious compound that flows and levels itself under gravity. Ideal for filling low spots, correcting slab curl, and creating a smooth substrate over large areas. Typically applied 3–50mm thick. Ready for foot traffic in 2–4 hours, flooring installation within 24 hours. Widely used in residential renovations and commercial fit-outs across Toronto.

Concrete Grinding & Screeding
For high spots and localized unevenness, diamond grinding removes the raised areas mechanically. For large areas requiring a new wearing surface, traditional or laser-guided screeding lays a fresh concrete layer to exact tolerances. Both methods are used routinely in warehouse, industrial, and commercial construction across the GTA.

Overlay Systems
Thin cementitious or polymer overlays restore worn or damaged concrete surfaces while adding a degree of leveling. Often used as a preparation layer before epoxy flooring in Toronto or concrete polishing in situations where the existing slab cannot be ground enough to achieve flatness.

Our Process

Our Floor Leveling
Process

01
Floor Assessment

We measure flatness using a straightedge and F-number system, identify high and low points, assess the cause of unevenness, and determine the most appropriate leveling method and product for your project.

02
Surface Prep & Priming

Concrete is diamond ground to remove any contamination, open the pores, and provide mechanical key. A primer coat compatible with the leveling compound is applied to seal the substrate and prevent moisture absorption.

03
Leveling Application

Self-leveling compound is mixed to the correct consistency and poured, then spread with a gauge rake to the target depth. The compound flows to level itself. For screeded applications, we use laser-guided or traditional screeding methods to achieve specified tolerances.

04
Cure & Hand-Off

Rapid-set compounds are foot-traffic ready in 2–4 hours. Standard compounds cure in 24 hours. We verify flatness before handing off, and your floor is ready for the next installation — epoxy, polishing, tile, hardwood, or vinyl.

Common Questions

Floor Leveling FAQs
Toronto & GTA

How much does floor leveling cost in Toronto?
Floor leveling costs in Toronto vary significantly based on method and depth required. Self-leveling compound typically runs $3–$8 per square foot installed, including surface preparation and primer. Grinding to remove high spots is generally $1.50–$3.50 per square foot. We provide free on-site assessments — contact us for an accurate quote for your project.
How flat can you get a floor?
Self-leveling compounds can achieve tolerances of ±3mm over a 3-metre straightedge under ideal conditions, which meets or exceeds the tolerance required for most flooring installations. Industrial-grade laser-guided screeding can achieve higher tolerances for special applications.
How long does floor leveling take to cure?
Rapid-set self-leveling compounds are foot-traffic ready in 2–4 hours and ready for flooring installation in as little as 12–24 hours. Standard compounds typically require 24 hours before foot traffic and 3–7 days before heavy loads. Your installer will confirm the specific cure schedule for the product used.
Can you level a floor over radiant heating?
Yes — many self-leveling and screed compounds are compatible with underfloor heating systems. The radiant system must be off and the slab at a stable temperature before application, and the compound must be fully cured before the heating is reactivated. We will confirm product compatibility during the site assessment.
Do I need floor leveling before epoxy or tile?
Not always, but often. If your floor has dips greater than 5mm over a 3-metre run, leveling is strongly recommended before installing tile (which will crack at grout lines), hardwood (which will flex and squeak), or epoxy (which will telegraph the unevenness). We assess your floor and will give you an honest answer about whether leveling is necessary.
